Planning Guidelines
Increasingly applicants or their architects are consulting with the Estates Office prior to submitting plans. These requests are welcomed to ensure conformance to guidelines and by-laws.
The building must be no more than 20% of the area of the site up to a maximum of 400 Square Metres. No living accommodation are to be within 3 metres of any boundary. The maximum heights for bungalow, dormer and houses must be adhered to. Gates and fences on the boundary line can be to a maximum of 1.5 metres tall. Any amendments to the back of a property must have at least 17 metres to the rear of the plot, with the exception of conservatories which may be up to 13 metres to the back of the plot. Any subdivision of plots must ensure all resultant plots are 1/4 acre minimum, including the original dwelling.* They must also comply with the 20% rule above. Boundary lines must be respected, no construction is permitted on highways land.
