Planning Guidelines
Increasingly applicants or their architects are
consulting with the Estates Office prior to submitting plans. These requests are welcomed
to ensure conformance to guidelines and by-laws.
The following are a list of the main points to note when submitting plans. They are not a
complete and definitive list, for that please refer to the by-laws or contact the office.
- The overall ground floor area must not exceed 20%
of the site area up to a maximum of 280 Square Metres.
- No living accommodation to encroach within the
side space i.e. 15% of the building line width or 3m, whichever is greater.
- Boundary walls and fences (including gates and
all embellishments, lights etc) must not exceed 1.5m on the road frontage boundary.
- No building or structure of any kind (excepting
verandas, porches, bay windows and chimneys) shall be erected within 17m of the rear
boundary, with the exception of conservatories which may be erected within the rear space,
provided they comply with Byelaw 14.
- Where an existing plot is to be divided or an
existing house demolished and a new dwelling to be built, ALL plots must be a
minimum of a quarter acre and must fully comply with Byelaws.
- Boundary lines must be respected, no construction
is permitted on Public Highways land.
